Small Landlord Software is a focused directory for DIY rental owners and family operators with 1–20 units. We evaluate products for this audience, not institutional portfolios or third-party management companies.

What determines a grade

We weigh daily workflow coverage, unit-count fit, total cost, fee clarity, ease of getting records out, and whether a plan can genuinely replace the spreadsheet. A long enterprise feature list does not earn points when those features do not help a small operator.

How we handle “free”

We distinguish permanent free plans, limited free tiers, trials, and demos. When published, we show subscription, rent-payment, screening, banking, and tenant-facing fees separately. Pricing changes quickly, so every profile carries a last-checked date and links to primary sources.

Commercial relationships

Sponsored placements are labeled “Sponsored / Ad” and kept separate from graded listings. Placeholder affiliate links are visibly marked with ?ref=PLACEHOLDER; they do not imply an active affiliate relationship. Advertising or affiliate availability does not purchase a grade.

Corrections and limits

Our initial reviews are based on public provider pricing, product, and support documentation. We do not imply hands-on testing where none occurred, and we do not manufacture user ratings. Always verify live terms and local legal requirements before inviting a tenant or moving money.
