Avail

A guided leasing and rent-collection toolkit for first-time landlords, with a useful free plan and a per-unit premium upgrade.

B+
Best guided leasing for a first rental

Avail’s free Unlimited plan covers the core workflow for a first rental: listings on major rental sites, applications and TransUnion screening requests, state-specific leases with digital signing, online rent collection, maintenance tracking, tenant messaging, income and expense tracking, and a 24/7 tenant portal.

What costs money

Unlimited is $0 per unit, but tenants pay $2.50 for each bank transfer. Unlimited Plus costs $9 per unit per month and waives ACH charges while adding FastPay, custom application questions, customizable and reusable lease templates, a branded property website, and Priority Care support. Credit and debit card rent payments carry a 3.5% tenant fee on either plan.

TransUnion screening can include credit, criminal, and eviction information. Pricing and report availability vary with location and applicable laws; applicants typically pay, though landlords can choose to cover the charge.

Small-portfolio fit

Avail is a strong fit for one to three units because its guided leasing workflow puts the steps of filling and operating a first rental in one place. TurboTenant is the closest leasing-first comparison, Innago offers broader free operations, and Stessa or Baselane are stronger starting points when books or banking are the main problem.

At $9 per unit each month, Unlimited Plus becomes harder to justify as doors grow. Compare its total portfolio cost with a broad free option such as Innago or a flat-rate paid option such as RentRedi before upgrading.

Bottom line

A friendly, genuinely useful free starting point for a first-time DIY landlord. The value is strongest at one to three units and depends on being comfortable with tenant-paid bank-transfer fees.
