Baselane
Banking-plus-books for DIY landlords: free Core for accounts, rent collection, and Schedule E–ready reporting—with the best economics when rent lands in Baselane.
Baselane combines landlord banking, bookkeeping, and rent collection. Its free Core plan includes unlimited checking and savings accounts through Thread Bank, debit cards, entity- and property-level income and expense tracking, accountant tax packages and Schedule E reports, automated rent reminders and late fees, and a mobile app.
What costs money
Core is $0 per month. Tenant ACH payments cost $2 per transfer, which the landlord can cover or pass through, and that fee is waived when rent is deposited into Baselane. Tenant debit and credit card payments cost 3.49%, while screening starts at $24.99 and is typically applicant-paid. Baselane also lists rent reporting at $5 per month and split rent at $30 or more per month.
Smart costs $20 per month after a 30-day free trial. It adds two-day rent deposits, AI auto-tagging, advanced tagging rules, automatic receipt matching and transfers, custom categories, balance sheets, cost segregation, shared access, and priority support. Banking has no monthly maintenance fee, and Allpoint ATM use is listed at $0; outbound wires cost $15 unless the account meets the listed $50,000 balance waiver, mailed checks cost $2, and a checkbook costs $15.
Small-portfolio fit
Baselane is compelling when a 1–20-unit landlord actively wants integrated banking, books, and rent collection. Its best economics depend on sending ACH rent into Baselane to waive the transfer fee. Innago is the stronger pure operations suite, TurboTenant has the better leasing-first workflow, and Stessa is worth comparing if accounting is the priority without making banking the center of the decision.
Bottom line
A strong free financial operating system for landlords comfortable using Baselane banking. Baselane is a fintech; banking services are provided by Thread Bank, Member FDIC.
