TurboTenant

A strong free leasing funnel with listings, applications, screening, rent collection, and maintenance requests.

A−
Best free leasing-first option

TurboTenant is easiest to recommend when a small landlord needs to advertise a vacancy, collect applications, screen a renter, sign documents, and move into online rent collection without assembling several tools.

What costs money

The core plan is advertised at $0 and supports up to 50 doors. The free-plan applicant fee is currently $55. ACH rent carries a $2 convenience fee, usually paid by the tenant, and card payments carry a 3.49% tenant fee. Optional paid tiers add or expand features such as accounting, e-signatures, lease tools, faster payouts, and reduced fees.

Small-portfolio fit

Its leasing-first workflow is a good match for 1–10 units. If your primary need is property-level bookkeeping and tax preparation, compare Stessa before committing.

Bottom line

A polished route out of emailed applications and paper checks, with a real free core. Pay close attention to what tenants pay and which lease/accounting features require an upgrade.
